Project: Antara Dehradun | Senior Living Residences
Developer / Operator: Antara Senior Care, part of Max India
Location: Purukul, Dehradun, Uttarakhand, India
Application: Residential electric floor heating
Apartment area: Approx. 2,000 sq. ft. / 186 m²

DEVI / Danfoss Electric Heating Solution:

  • Bedrooms, passage and study: ECmat™ 100T heating mats
  • Bathrooms/toilets: ECflex™ 18T heating cables
  • Control: ECtemp™ Smart programmable thermostats

Project significance:

Antara Dehradun is a purpose-designed premium senior living community situated on approximately 14 acres in Purukul, Dehradun. The development comprises around 200 residences and combines independent living with senior-oriented design, hospitality and access to healthcare support.
Within this environment, thermal comfort is more than an interior design consideration. It forms part of a broader residential concept focused on creating a comfortable, controllable and easy-to-use living environment for senior residents. For the approximately 2,000 sq. ft. apartment covered by this project, an electric
floor heating system was selected to provide distributed radiant comfort across key living areas while allowing residents to control individual heating zones through smart thermostats.

DEVI for Antara Senior Living, Dehradun, India

Business & technical challenge

Delivering consistent comfort for senior residents

Senior-oriented residential design requires particular attention to comfort, accessibility and ease of operation. Dehradun lies at the foothills of the Himalayas and experiences a cooler winter season. Within premium residential environments, conventional space heating can provide the required air temperature, but floor surfaces - particularly tiled bathroom floors - can remain perceptibly cold.

  • The project therefore required a heating concept capable of delivering:
  • Comfortable floor temperatures
  • Uniform heat distribution
  • Independent temperature control
  • Minimal impact on usable interior space
  • Quiet operation
  • Simple day-to-day control
  • Integration into a premium residential environment

The system also needed to accommodate different room func-tions. Bedrooms, passages and the study required a low-profile heating solution suitable for relatively large regular floor areas, while bathrooms required a more flexible cable-based solution capable of adapting to room geometry, sanitary installations
and the available heated floor area.

DEVI underfloor electric heating for senior living

DEVI Solution architecture

The apartment uses two complementary electric floor heating technologies, selected according to the characteristics of each zone.

ECmat™ 100T - Bedrooms, Passage and Study

ECmat™ 100T heating mats were specified for the main residential zones. With a nominal output of 100 W/m², ECmat™ 100T provides distributed electric
floor heating across the available floor area. The mat construction enables regular cable spacing and consistent heating output, making it particularly
suitable for larger areas with relatively straightforward geometry.

ECflex™ 18T - Bathrooms and toilets

Bathrooms were equipped with ECflex™ 18T twin-conductor heating cables. The cable-based configuration provides greater installation flexibility around:
 - Sanitary equipment
 - Fixed furniture
 - Irregular floor geometries
 - Areas that should remain unheated

This makes ECflex™ particularly suitable for bathrooms, where available heating areas rarely follow simple rectangular layouts. The 18 W/m linear-output cable allows the designer to establish the required area output through appropriate cable spacing, subject to the project heat-loss calculation, floor construction and applicable installation requirements.

ECtemp™ Smart - Intelligent zone control
The electric heating zones are managed using ECtemp™ Smart programmable thermostats. The thermostat supports floor and room temperature management
together with programmable control. Wi-Fi connectivity allows compatible systems to be managed through the ECtemp™ Smart application.

Individual thermostatic control allows heating operation to follow the requirements of specific rooms rather than treating the entire apartment as a single thermal zone.

The system architecture therefore combines:
Electric floor heating → room-level temperature sensing → programmable control → heating according to actual comfort demand.

Operational impact

1. Enhanced thermal comfort

Electric floor heating distributes heat across the floor surface, creating a comfortable thermal environment from floor level upward. For senior living, this is particularly relevant in bathrooms and other areas where occupants may experience direct contact with colder floor surfaces.

2. Room-by-Room temperature control

Independent thermostatic control enables different zones to operate according to their individual requirements. Bedrooms, bathrooms, passages and the study do not necessarily need identical heating schedules or temperature settings. Zoning allows the system to respond accordingly.

3. Silent operation

Electric floor heating operates without fans, pumps or other moving components inside the room. This supports a quiet residential environment—an important quality factor in bedrooms, study areas and premium senior residences.

4. Space-efficient integration

Because the heating elements are integrated into the floor construction, they do not occupy wall or floor space. Interior designers therefore retain greater freedom in furniture positioning and room configuration.

5. Programmable heating

ECtemp™ Smart allows heating schedules to be adapted to occupancy patterns and comfort requirements. Rather than maintaining every heating zone continuously at the same temperature, programmable control can reduce unnecessary heating periods while ensuring comfort when required.
